It includes three bedrooms, bathroom and vaulted en-suite, open sitting room, dining room, conservatory, plus kitchen, utility and shower room, plus a detached, insulated office/gym, swimming pool, landscaped gardens, BBQ Breeze House, a detached double garage/one bedroom annex, parking and all backing onto open farmland. NO CHAIN. EPC Rating:C
Lyndhurst is a truly extraordinary property, which has far more to offer than the original cottage would suggest from the outside. The accommodation has been fully insulated, modernised and remodelled by the current owners since they purchased in 2007. This included new windows, new wiring, new heating, new kitchen, bathroom and en-suite.
The owners have been so meticulous in their approach, the property really has to be seen to be believed. Recently, a new, large and modern office/studio outbuilding has been added to the bottom of the garden, with full double glazed bi-fold doors overlooking the pool, forming a fabulous, insulated work/gym/studio space with a hidden kitchenette and store room.
The pool is a wonderful addition, with the raised patios and lawn by the house, including the BBQ Breeze House, forming a stunning holiday-at-home atmosphere, and an even better entertaining space!
One accesses the property from the driveway, with a gate and steps up to the rear of the property and a door at the conservatory. The conservatory is at the rear of the property, with two glass walls and roof, overlooking the garden, pool and fields beyond.
It is open to the dining room, and the oak floor flows from one to the other seamlessly. There is an original front door, window to front, complete with fitted shutter-blinds, and an inglenook fireplace housing a wood burner. The Oak stairs lead up to the first floor, and a wide opening leads into the sitting room.
The sitting room is a triple aspect room, with windows to front, side and rear with fitted shutter-blinds, matching oak flooring and a modern fireplace and stunning décor.
The kitchen is also open to the sitting room, with a two-tone array of in-frame cupboards and drawers, oak block and Quartz worktops, oak flooring, integrated Butler sink, hob, cooker, microwave, bin unit, freezer, American style ridge/freezer and dishwasher.
Beyond the kitchen is a utility area, with a cupboard housing the washing machine and tumble dryer, built in freezer and two wine fridges, plus ample space for coats, boots and shoes. There is a further door to the rear garden and a door to a shower room, comprising a WC, basin and shower, with window to rear, tiled floor, part tiled walls and radiator.
The first floor comprises a landing space, with access to all three double bedrooms and the family bathroom. The bathroom comprises a bath with shower over, WC and basin with a vanity unit, Quartz worktop, clever fitted storage and lighting, tiled walls and floor.
The master bedroom is truly wonderful, and has been transformed by the owners and was featured in Real Homes Magazine in 2011. The room has been divided to form three spaces, with a walk-in dressing room to the front, with a window and fitted shutter-blind, plus the bedroom area, complete with glass doors to an oak balcony with glass balustrade with a wonderful view out over the garden, pool and fields beyond.
The third area is accessed up some stairs, leading to a galleried and vaulted en-suite, with a window to side with a fitted shutter-blind, two large velux windows to rear opening up the view from the bath, and a further glass balustrade ensuring the light flows through the en-suite and the bedroom below. The bathroom comprises a modern, free-standing roll-top bath with floor mounted tap and shower, plus a range of fitted cupboards and drawers with Corian worktops, matching freestanding basin and taps, and a WC with concealed cistern, part tiled walls and tiled floor.
A door beyond the bathroom leads into a walk-in dressing room with fitted wardrobes. A further door leads to an attic storage room.
The two first floor bedrooms used to be three bedrooms, but internal walls were moved to create two double rooms, one with windows to front, and the other with windows to rear.
Outside, there is a wide driveway offering off road parking for four vehicles, complete with an array of storage sheds, an electric car charging point, and access to a detached double garage.
The garage currently comprises a one bedroom annex, converted in 2017, with a pedestrian door to the side, leading into an open plan kitchen/living room space, with a range of kitchen cupboards and drawers beneath beech worktops, tiled splash backs, inset sink and electric hob, space for further appliances, windows to side and rear and wood effect flooring.
A door leads into the bedroom with French doors to the rear courtyard, and doors to fitted wardrobes. A Jack and Jill shower room is accessed via the bedroom and kitchen, comprising a shower, WC and basin.
The annex comes with a fenced off courtyard garden and electric heating, and is currently Let at £980 PCM to include electrical bills. Should someone wish to retain a garage, then this conversion is easily reversible, and the garden would revert to form a wider seating area around the swimming pool.
The gardens are a joy; landscaped and split level, with a small hedge and fenced front garden, with raised vegetable patches, an area of grass to the side with a feature cherry tree and shrub hedging, whilst to the rear is a further small area of lawn with shrubs and an outlook over the pool to the fields beyond.
The main part of the rear garden, though, is the paved patio around the conservatory, accessing both the pool and the BBQ Breeze House, all overlooking the pool, fields and back to the house.
The walled, illuminated steps lead down from the patio to the pool area, with a 12m swimming pool, surrounded by fake grass, forming a further play area. The detached studio outbuilding was added in 2019, and forms fabulous additional accommodation. It is used as an office, studio and gym, currently, with an enclosed kitchenette behind sliding mirrored doors. A further door leads to a wooded area behind.
The external lighting and bi-fold doors really finish the building off, and there is a projector and screen, high speed internet (independent from the house) as well as a Technogym Kinesis Machine against one wall, worth £12,000, (available by separate negotiation) all completed by the outlook over the pool back towards the house and over the fields to one side.
