Landlords & Property Investors – Are You Ready for the Changes?

The upcoming Renters’ Rights Act is one of the biggest shake-ups in the private rental sector in years, and it will bring in some significant changes for landlords.
What’s changing?
Here are some of the key updates to be aware of:
- End of “no-fault” evictions (Section 21)
Landlords will no longer be able to regain possession without a valid legal reason. - All tenancies moving to periodic agreements
Fixed-term contracts are being phased out, giving tenants more flexibility to leave with notice. - Changes to rent increases
Rents can only be increased once per year, and must reflect market value. Bidding wars between tenants will also be banned. - Stronger tenant rights
Tenants will have greater protection against unfair treatment, including the right to request pets (which landlords must reasonably consider). - New compliance and enforcement measures
There will be increased expectations on landlords, with potential fines for those who don’t meet the new standards.
