One of our most important duties is providing you with prompt, relevant and comprehensive information. Feedback from viewings is given within 24 hours by phone or by e-mail, full property reports are compiled showing internet statistics from the web and viewing feedback and finally, you will have contact at least once a week with one of our sales team.

Agreeing a sale
As well as passing on all offers, we will investigate and advise on a buyer’s situation, their financial readiness, the state of their chain and anticipated timescales. Choosing the wrong buyer can be expensive and ultimately frustrating.
The longer it takes from agreeing a sale to exchanging, the more likely it is for the sale to fall through, with the resulting stress and associated costs. We chase every step of the process ~ solicitors, financial advisers and other Agents within a chain, so that you don’t have to.
It is vital to have a good reputable firm of Solicitors representing you. Not only will they be more conscientious, like ourselves, but you can pop in to see them to have any conveyancing issues explained.
Moreover, some local firms to us have a fall through rate of 1 in 10 transactions, whereas ‘cheap’ online firms have a fall through rate of 1 in 2 and with all their ‘hidden costs’, they are not actually any cheaper, and often far more stressful.
Once contracts are exchanged, you might complete in a day, you might complete in six months ~ either way, we will help you in any way possible to make this transition as smooth as possible.
We will co-ordinate all the last little minute items, and ensure that we will only hand over keys to your buyer once we have had confirmation from your solicitor that legal completion has taken place and that monies have been received.
